Why the segment wins

Four structural reasons extended stay keeps outperforming.

The fundamentals aren’t cyclical. They’re structural demand drivers, cost structure, and supply dynamics that don’t reverse on the next earnings call.

01

Residential cash flow, hotel upside

Longer guest stays mean lower turnover costs, reduced OTA dependence, and more predictable NOI; while pricing still moved dynamically with the market.

02

Resilient through every cycle

Extended stay has outperformed traditional lodging in every major downturn of the past two decades. Corporate, healthcare, and project-based demand doesn’t pause for recessions.

03

Lean operations, higher GOP

Less housekeeping, smaller F&B footprint, and roughly 40% lower staffing per occupied room versus full-service. The net effect is higher GOP flow-through to your bottom line.

04

Demand outpaces supply

Construction starts have been constrained for the better part of a decade, while demand drivers — corporate relocation, healthcare, project work — have only intensified.

The Practice

Experienced advisors. One specialty

Extended stay is closer to multifamily than most investors expect — contracted demand, lower OpEx per occupied room, and roughly 100–300 basis points of cap rate spread over full-service comps. For first-time hospitality investors, it’s usually the most natural entry point. Most institutional buyers hold five to seven years and exit to a REIT or 1031 buyer; owner-operators tend to hold longer.

That’s the shape of the segment — and the conversation our team has every week.
