NewGen Advisory was engaged by the owner of one of the largest extended-stay portfolios in the Midwest to execute the sale of a complex five-property portfolio of legacy Gen 1 Residence Inns that had been rebranded as Hawthorn Suites. Each asset had been significantly impacted by COVID, required substantial capital investment, and presented a different highest-and-best-use scenario based on its location and market dynamics. Ownership sought a full exit at a time when demand was emerging for the acquisition and repositioning of extended-stay assets. The Challenge

All five properties were successfully sold, with each asset matched to the buyer best positioned to maximize its potential. Several properties were converted to affordable housing, while others were repositioned under emerging extended-stay brands, one of which was later acquired by Wyndham—further validating the strategy behind the dispositions. The portfolio became a blueprint for executing complex, multi-buyer, multi-use transactions during a period of significant change across the hospitality industry. The assignment highlighted the importance of recognizing emerging market trends and identifying opportunities beyond traditional hotel operations.
