The Brief

The owner of the Garden Willowbrook was ready to exit and sought a buyer who could see value beyond traditional hospitality operations. The hotel was facing a significant upcoming PIP, and performance was still recovering from the lingering effects of COVID. Recognizing the need for a strategic, alternative‑use disposition, the seller engaged me specifically for my track record in proactively sourcing the right buyer—not just waiting for the market to come to us.

The Challenge

This was not a conventional hotel sale. The property required a major renovation, and the business had not fully rebounded post‑pandemic, making it difficult to achieve the seller’s pricing expectations through a typical hospitality buyer. The only viable path was to reposition the asset for alternative use, targeting a buyer who underwrites based on price per key, existing amenities, and the property’s strategic location. Fortunately, the hotel sat near essential services—public transportation, medical facilities, and supportive infrastructure—and had zoning that aligned well with a mission‑driven housing conversion. Still, navigating a change‑of‑use transaction required careful coordination, legal clarity, and expectation management.

Following the acquisition, the asset was repurposed into a veteran-focused housing and support center operated by U.S. VETS, providing stable housing, workforce development, rehabilitation, and supportive services for those transitioning back into civilian life. What began as a hospitality asset evolved into a community resource that continues to create lasting impact, helping veterans regain stability, dignity, and a pathway to long-term success.
