Park Inn Hotel Begins a New Chapter Through Strategic Adaptive Reuse

NewGen Advisory is pleased to announce the successful sale of the Park Inn, a 153-room full-service hotel situated on approximately 9.3 acres in West Middlesex, Pennsylvania. The property has been acquired for conversion into a behavioral health facility, demonstrating the growing role adaptive reuse continues to play within the hospitality industry.

The transaction was led by Kishan Gohel, Senior Vice President at NewGen Advisory, who guided the opportunity from an initial introduction through negotiations, due diligence, and coordination before closing on June 24, 2026.

Unlike many hotel transactions that begin with a formal listing process, this opportunity originated through relationships. Kishan was introduced to the buyer’s Chief Financial Officer through an existing client while independently developing a relationship with the property’s owner. What began as a casual conversation evolved into serious acquisition interest, ultimately leading to an offer, purchase agreement, and an extensive due diligence process.

The buyer’s vision extended beyond acquiring a hotel, they required a property capable of supporting a behavioral health campus. The Park Inn’s full-service layout, commercial kitchen, expansive meeting space, and 153-room configuration made it a strong candidate for adaptive reuse, providing much of the infrastructure needed for its future operation while minimizing the need for significant structural modifications.

Because the property was being acquired for an alternative use, the transaction required considerably more coordination than a traditional hotel sale. In addition to evaluating the building’s suitability for behavioral healthcare operations, the parties worked closely to confirm that the proposed redevelopment aligned with local municipal requirements. Throughout the process, NewGen Advisory coordinated property tours, inspections, due diligence, and ongoing communication between all parties to help keep the transaction moving toward a successful closing.
